Did you know when buying a house, you might encounter easements (erfdienstbaarheden).
An easement is the right to use a piece of land, even though you are not the official owner of the land, such as the right of passage.
Easements are registered at the notary when all involved parties are in accordance. With the sale of this land in the future, you also buy the recent easements.
An easement can also end when the user distances himself of his rights, buys the rights of the owner or after ending a specific period of time.
If you want to avoid unpleasant surprises, it’s always smart to research the ongoing easements. You can always request a copy of the certificate of delivery or a proof of ownership at the seller or selling realtor.
If you have any questions about easements or are you encountering problems with this when buying a property, just contact us, we are happy to help!
