Cocolora is constructed on a slope, resulting in nice unobstructed views from the porches of virtually all apartments. This location also causes the cooling breeze of the trade winds to flow through all apartments. The resort has a large pool deck for communal use, decorated with colorful tropical landscaping. A deep well is used to utilize an underground water reservoir of approximately 75 m³, providing water for the pool and irrigation of the garden areas. Cocolora unique in that automobile traffic is completely excluded within the boundaries of the property. The absence of cars keeps Cocolora a quieter, cleaner, and safer place of residence. Entrance to the resort is possible either through the personal garages or trough one of the common pedestrian gates. Garages and fences create an unimposing border that surrounds Cocolora, adding to the reliable security of the resort. Additionally, the apartments are provided with an intercom system to remotely open the gate for guests. The tropical landscaping and neat walking paths create an open and laid-back habitat in which a peaceful feeling of safety prevails. The combination of a large central pool, “palapa’s”, and landscaping provoke a mixture of pleasant feelings from relaxation to a sense of living in luxury. These elements, combined with the divine tropical climate of the island, provide for an exquisite and quiet environment. The apartments have a living area of 7.5m x 12.8m, comprised of a porch, two bedrooms, two bathrooms, a living room and kitchen. All apartments are provided with 220v electrical outlets. All expenses incurred for the shared facilities such as the landscaping, deep well and irrigation system, pool, fences, and infrastructure electricity, TV and internet will be transferred to the Owners Association. Buyers are compulsory members of the Owners Association and can vote to elect members of the VVE board. Members of the Owners Association board do not necessarily need to be members of the Owners Association. Transferring these facilities to the Owners Association likewise transfers the maintenance obligation to the Owners Association. In order to cover these costs, residents of Cocolora will be susceptible to a monthly payment obligation. As long as the developer, NV Apartments Cocolora, owns 50% or more of the apartments, the developer will care for the management of the Owners Association. The developers contracted for this project set only the highest standards for the quality and the completion of the apartments. The construction site is visited on a daily basis by project managers to assure on time completion quality control. The apartment complexes are finished with stucco building blocks and the floors and roof deck consist of poured concrete. A gable roof is positioned on the roof deck, which subsequently is covered with asbestos-free roof plates. The floors in the apartment are furnished with porcelain tiles of warm colors. The bathrooms walls are tiled with ceramic wall tiles, likewise with warm colors. Furthermore, the apartment walls are plastered smoothly and the ceilings have a light texture. The window and door frames are all made of solid hardwood.
