The Living Expo
Category: Renting, buying, selling houses
Last week we were the only brokerage company which was present at “The Living Expo”. At The Living Expo came people who wanted to know things about houses. Not only the things about buying and selling a house but also for example to buy a kitchen. We had all our information about real estate with us, so everybody could ask us everything. About the projects we do, like Kunuku Aqua Resort, about the houses we have for sale, for rent and people could make an appointment with one of our real estate agents for a view so we could take pictures from the houses/apartments and then we could take them as a listing. We are going to try to rent/sell their houses.
We also had some gadgets, we had a key chain from Century 21 #1 Real Estate, Pens from Kunuku Aqua Resort, Lighters and of course we had flyers. The 4 days we were there we gave a lot of gadgets away.

The first villa is ready: With her beautiful bleu color she really stands out in the environment.
The combination between the wood from the windows and Porch looks really good with the blue color.

The view from the porch is really fantastic. You have a view of the raw nature around you, and you even can see the sea.
You definitely will be a happy human being if you can spend your evening on the balcony with your family and friends.
The house looks Caribbean but is build on a European way, this makes it solid and strong with a good eye for details.
Most of the materials are shipped in from the Netherlands.
On the ground floor you got a nice porch with a garden.
It’s directly connected to the living room with a wood and glass slide door, which you can open so it makes your porch and living room one. The living room is connected to the great quality kitchen. The house has 3 bedrooms and 2 bathrooms where one of them is directly connected at main bedroom. The apartment is big enough for 6 people to live and sleep.
Every door and window in the house is from solid wood. In front of the windows there are wooden shutters that close of the window gape but let the air come through, this is ideal at night to get some fresh air in to your house well you are sleeping in the air conditioning. The first floor apartment is the same but instead of a porch there is a balcony with a stunning view.
This got to be the perfect holiday home for you. The greatest thing is when you are not around you can let the apartment and you can earn your money back. With a 60% occupation you can make a 7% return of investment a year.

Managing The Stresses Of Buying And Selling A Home
Category: Managing The Stresses Of Buying And Selling A Home
Many people deal with the anxieties of buying or selling a home. This process can be confusing to many people. As a result, here is a list of ways that a person can use to manage the anxiety of purchasing or selling a home.
The first step is to determine your goals in purchasing or selling a home. Determine what you want to accomplish. It will save you a lot of time and money in the long run if you know what you are looking for. Sit down and think about the overall goal of what you are looking for and convey this to your real estate agent. Some people like to write down their goals on a piece of paper so they have something to go back to when they get stressed.
Educate yourself on the steps of purchasing or buying a home. Go to your local bookstore and find some books that will explain the process of buying or selling a home. There are many books available that can inform you of the process and will help reduce the anxiety of the situation. Most importantly, you will be able to make smarter choices that will save you time and money.
Find a reputable real estate agent that can help you accomplish your goals. Ask some of your friends on who they recommend and get in touch with them. Referrals from people you know are a great way in finding a good real estate agent.
Get your finances organized. Make sure you have an idea on what you can afford and also make sure that your credit is good. The financial aspect of buying or selling a home does not have to be scary if you have a sound business plan and a realistic budget. Some people may buy a home that they can't afford and this can cause problems down the road. Determine what you can afford and develop a budget where you will be able to keep up with your bills.
In addition to using the services of a good real estate agent, try to get a friend who is more experienced to help you. Chances are good that you know someone who has purchased or sold a home. You could ask them for their assistance and ask them questions on what to do and what not do. Having a friend who can assist you along the way can really help reduce the anxiety of the process.
Read the fine print on everything before signing and do not assume anything. Ask questions if you are uncertain on some aspects of buying or selling a home. A good real estate agent will not mind if you ask questions, however you should do your part and try to educate yourself on the entire process.
There will be times when everything happens all at once. When this happens, a person should take a deep breath and try to find something to do for a few minutes to get their mind off of the current situation. A person could take a walk, listen to some music, read the newspaper or do an activity that will give them a fresh perspective on things. Once you calm down, you will better able to make the right decisions.
Purchasing or selling a home does not have to be a bigger deal than it has to if you take the proper steps. There is help out there if you get stuck or confused. The most important thing is to do your homework. Determine your goals, educate yourself on the steps to reach your goals, ask questions, and take it one step at a time. If you follow this advice you will be better able to reduce the stresses of purchasing or selling a home.

You've Decided to Sell Your Home - Now What??
Category: When you sell your home
Well you’ve decided to sell your home. Now where to begin? There are a few things you’ll need to do just to get your home ready for sale. Follow these steps, and your home is ready for the market!
It’s important to keep in mind that your home will be competing with other homes. Because of this, you need your home to be exceptional. Competing with model homes, your home really has no room to be anything less than a model home itself.
First of all – you want to get Buyers in the door! The exterior of the home should make a great first impression, leaving the consumers wanting to see more. Make sure the exterior is in good shape in all respects. Clean the gutters. Maintain the lawn. Edge the walks. Perhaps plant some flowers. Touch up the paint on the house where necessary.
Make needed repairs to the fence and touch up the paint where needed. Polish the house numbers or consider updating to a newer, fresher look. Polish or replace the door handle. Place a couple of pots of brightly colored flowers near the front door. Consider getting a pleasant looking door mat for the front door too. The home should have good curb appeal and pique the interest of Buyers!
Good – now you’ve got them in the door! What should they see when they walk in?
The inside of the home should make a great impression, too! Keep the house extra clean. Clean the curtains and the upholstery. Consider renting a carpet cleaner for the carpets. A stained carpet is a major turn-off to Buyers! Polish the kitchen appliances. Just keep everything clean!
Get rid of clutter. Clutter doesn’t give a good impression, and it downplays the space in your home. Throw out or file away old magazines or newspapers. Take down your small decorative items. Clean out your closets and store away your out-of-season clothing. Rooms should not be overcrowded with furniture, as this also downplays the space in your home. You want Buyers to be able to envision how they can use the space and see their own belongings in it. It might be a good idea to have a rummage sale at which you could get rid of your belongings that are in good shape and that are no longer of any use to you.
Even minor problems in the home could make bad impressions on the Buyer, giving them the idea that the home hasn’t been well cared for. Be sure to make minor repairs, including fixing the leaky faucet or the gurgling toilet.
Lighting is very important in the home. Replace burnt out light bulbs and consider replacing light bulbs in darker areas of the house, such as the basement, with higher wattage bulbs for more light. Your curtains shouldn’t be too dark or heavy either, because you want to get as much natural light into the home as possible.
It’s also a good idea to de-personalize your home. As already mentioned, Buyers need to be able to envision themselves in the home and how they could use the space for themselves. Some of us might like lime green on our walls, but to most Buyers that would be a turn-off. You should paint over any “loud” wall colors with more neutral, light colors such as beige or off-white. This is more pleasing to the eye and will help in the sale of your home.
We hope these tips help you! Selling your home might be overwhelming, but don’t forget, we’re here to help!
